We send our own engineers to your property.
Most cost segregation firms work from a desk. In our coverage regions, we field our own technicians and observe the property in person — because the components that carry the most accelerated value are the ones a closing file never shows. On-site is included on commercial engagements, with no separate travel fee within the region.
Where our engineers are on the ground
Five regions where a technician can be dispatched to your property, typically within about a week. Pick your market for the local detail and worked examples.
LA, the Inland Empire, Orange County, San Diego and Ventura — warehouse, industrial, life-science, multifamily and car wash.
South San Francisco life-science, Silicon Valley R&D, East Bay warehouse and SF/Oakland multifamily.
Port and Grand Parkway warehouse, the Texas Medical Center, Energy Corridor flex and garden multifamily.
PortMiami and Airport West cold-chain warehouse, the Health District, Doral flex and South Florida multifamily.
I-4 corridor warehouse, Lake Nona Medical City, Research Park flex and Central Florida multifamily.
Outside these regions, most property is a strong fit for our remote engagement model — built from records and photographs, and it costs less. For larger commercial engagements we can arrange a visit.
How an on-site engagement works
What we study on site
The property types where an on-site visit changes the report most — because the value is in equipment and site work, not the shell.
Frequently asked
Which regions do you perform on-site visits in?
We field our own technicians in Southern California, the San Francisco Bay Area, Houston, Miami and Orlando. In these regions, an on-site property observation is included on commercial engagements — there is no separate travel fee within the region.
What if my property is outside these regions?
Most residential and well-documented commercial property is a strong fit for our remote engagement model, which builds the study from records, photographs and county data and costs less. For larger or unusual commercial engagements outside our regions, we can arrange an on-site visit — ask us and we will scope it.
How fast does a technician get to the property?
One of our technicians typically visits within about a week of scheduling. Most commercial studies are delivered within about two weeks of the visit. Call us at (213) 444-2776 to check coverage and timing for your property.
Why does an on-site visit matter?
On commercial property the components that carry the most accelerated value — site and yard improvements, dock and process equipment, refrigeration, medical and lab build-out, and drainage and retention — are the ones least legible in a closing file. Measuring them on site produces a component schedule built from evidence rather than assumption.
How much does an on-site commercial study cost?
Engineered commercial and industrial studies start at $2,495 and step with the improvement basis; multifamily starts at $1,995. You get a fixed written fee before any work begins, not a percentage of your deduction.
