CPAs who handle cost segregation.

Tax firms that take a cost segregation study and file it into the return: the depreciation schedule, bonus depreciation, and Form 3115 catch-up for property placed in service in earlier years.

A cost segregation study reclassifies parts of a building into shorter depreciation lives; a CPA puts that schedule on the return and decides how it fits your wider tax picture, such as passive-loss limits and whether you qualify as a real estate professional. These firms do that work.

  • Property management: a manager's hours do not count toward your material participation — if the STR rules are part of the plan, choose deliberately.
  • STR operations: an activity log is evidence of hours, not a determination that they count — whether you materially participated is your CPA's call under §469.
  • 1031 exchange: a qualified intermediary defers the gain; a study accelerates the deduction. They solve different problems and are often used together.
  • Design & renovation: the furniture, appliances and finishes bought to furnish a rental are 5-year property, and the renovation itself is a separate basis event from the purchase. Keep the invoices itemised — they go straight into the study.

Partner questions

What firms ask before they apply.

Does a listing cost anything?

No. Listings are free. Sponsored placement is limited to firms we have a signed referral relationship with, and those cards are labelled Sponsored.

Do I have to link to Cost Seg Smart?

No. Unlinked firms are listed normally. Firms that add the badge or a text link get the verified mark and sort higher under Recommended.

Who qualifies?

Licensed CPAs and EAs, lenders, property managers, insurers, 1031 qualified intermediaries and STR service providers whose clients own investment real estate.

Can I send you clients for a study?

Yes. CPAs and advisors who want to order studies for their clients can join the partner program, which gives you a branded ordering link and a partner portal where you see every order. A directory listing is separate and stays free either way.
